NOTICE IS HEREBY GIVEN that the Calaveras County Planning Commission will conduct a public hearing on April 17, 2008 at 9:00 a. m. to consider possible approval of the following project based upon a Mitigated Negative Declaration. The public hearing will be held in the Calaveras County Board of Supervisors Chambers, Government Center, 891 Mt. Ranch Road, San Andreas, California.....
2005-191 General Plan Amendment,Zoning Amendment, Tentative Subdivision
Tract Map for Ventana LLC. The applicant is requesting a San Andreas
Community Plan Amendment to change 12.74± acres, (APN’s 44-011-45, 46, 53, 54, 55 & 56), from Multi-Family Residential, to the land use designation of Two Family Residential. Concurrently requested is a Zoning Amendment from R3 (Multi-Family Residential) to R2 (Two-Family Residential). Also requested is approval of a Tentative Subdivision Tract Map to divide the property into 50 Lots.
A proposed restrictive covenant will be placed on 45 lots restricting the use of a
lot to one single family dwelling. The five unrestricted lots are planned for duplex dwellings. The project totals 55 dwelling units. The project is restricted to senior citizens age 55 and over.
The property is currently vacant land and located at the corner of West Murray
Creek Rd. and Pope St. and southeasterly of Lewis Ave. in San Andreas.
(APN’s 44-011-45, 46, 53, 54, 55 & 56 are a portion of the Southeast ¼ of
Section 17, T4N, R12E, MDM).
Pursuant to Section 15072 of the State CEQA Guidelines the County intends to
adopt a Mitigated Negative Declarations for the above described project. The
review period will begin on March 7, 2008 and end on April 6, 2008. The County will receive comments on the proposed mitigated negative declaration during the review period. All concerned citizens, organizations, and agencies are invited to attend the public hearing or to submit written comments relating to the Negative Declaration and above mentioned projects. Any written comments may be submitted during the public hearing or to the Calaveras County Planning Department prior to the hearing. All project files, staff reports, and negative declarations are available for public review at the Calaveras County Planning Department, Government Center, 891 Mt. Ranch Road, San Andreas, California 95249, during normal business hours from 8:00 a. m. to 4:00 p.m. Copies of the project file, staff report and/or negative declaration can be purchased at the Planning Department for the cost of making the copies.
