Alpine County Planning Commission Meeting This Eve at the Bear Valley Lodge (Bear Valley Village Passes On to the Supes...Video Highlights Up Later)

Bear Valley, CA....The Alpine County Planning Commission will meet this eve at 6pm at the Bear Valley Lodge Cathedral Lounge. The biggest item on the agenda is a Public Hearing regarding the Bear Village. Full agenda enclosed.....(Update as of 9:54pm.... The project moves on to the supervisors on a 5-0 vote. Still to be worked out is the traffic mitigation plans between Alpine, Calaveras and Caltrans. One of the reasons for the action being postponed until this meeting was to give the interested parties opportunity to talk. We will have full meeting video of the meeting later....

 The Planning Commission welcomes you to its meetings, which are regularly scheduled for the last Thursday of each month. Your participation and interest are encouraged and appreciated. All members of the public are encouraged to participate in the discussion on any items on the agenda at the time the items come up for Commission consideration. Speakers are requested to identify themselves before speaking.
 Any person may also make comments during the scheduled Oral Communication B Public Comment period on items of interest, within the subject matter jurisdiction of the Commission, that are not listed on the posted agenda. No action will be taken on any oral communication item. All oral communications must be directed to the Commission as a whole, not to individual Commission members and not to the audience.

6.1 Bear Valley Village – The application is an amendment to the Alpine County General Plan and a change in zoning that, if approved, will result in amendments to the 1978 Bear Valley Master Plan as it applies to the project site. The proposed project is located on approximately 18.4 acres in Bear Valley currently referred to as Village Center 1 (VC-1) and Village Center 2 (VC-2) in the 1978 Bear Valley Master Plan, both of which are owned by the project applicant (Bear Valley Village I LLC and Bear Valley Village II LLC); and Parking Lots B and C that are currently owned by Alpine County. In total, the proposed project includes the major components listed below:

• Pedestrian oriented village containing 14 separate buildings; together with under building parking adequate to serve the uses in each building;
• 491 equivalent dwelling units (“EDUs”; 1 EDU = 1350 square feet of residential space);
• 64,000 square feet of commercial area (retail and amenity);
• Village Lift – a high speed chair lift linking the Village Center to the Bear Valley Mountain Resort (ski area) terminating at Koala Rocks within the ski area;
• New return ski trails within common area and open space in Bear Valley connecting the ski area to the eastern portion of the new subdivision and the base of the Village Lift;
• Employee housing to accommodate approximately 50 employees;
• Parking structure on Parking Lots B and C which will include public parking, Bear Valley resident parking and parking for the proposed condominium development on Parking Lots B and C (South Village);
• Pedestrian plaza in the Village Center and a pedestrian bridge over Bear Valley Road connecting the Village Center and the South Village;
• Skier and snowmobile access trails through the project site connecting Bear Valley Road to the Village Lift for skiers and to the existing snowmobile trail through open space, respectively;
• Short term vehicle parking adjacent to Bear Valley Road and the proposed Building 6 to accommodate loading and unloading necessary to access residential areas in the winter;
• Infrastructure necessary to serve the development (domestic water, wastewater collection, emergency vehicle access, transit stop(s), utilities.
• Relocation of No Name Road
• Removal of Bear Valley Lodge and Commercial Center
