Public Hearing to Be Held on July 3rd to Consider Possible Commercial Shopping Center in Valley Springs

NOTICE IS HEREBY GIVEN that the Calaveras County Planning Commission will conduct a Public Hearing on July 3, 2008, at 9:00 a. m. to consider possible approval or recommendation of approval for the following projects based upon Negative Declarations. 2006-031 Planned Development Permit for Norried Family Properties, Llp., Submitted By New Hogan Community Investors. The project is a request for a Planned Development Permit for a 13.75 acre commercial shopping center on a ± 24 acre site....


located within the C2-PD (General Commercial-Planned Development) zoning district.

The proposed Valley Springs Community Shopping Center will be a general commercial retain center consisting of multiple buildings, a parking lot, walkways, and landscaped areas. The proposed total retail/commercial space will be approximately 91,849 square feet, contained within a total of seven (7) commercial buildings. The project site is on the flat alluvial plain adjacent to Cosgrove Creek. The project site is located on the south side of Highway 26, approximately one-half mile from the intersection of Highway 26 and Highway 12 in the town of Valley Springs. (APNs 046-001-069 and 46-005-008,
being within a portion of Section 26, Township 4 North, Range 10 East, MDM). Pursuant to Section 15072 of the State CEQA Guidelines the County proposes to adopt Mitigated Negative Declaration for the above described projects. The review period will begin on May 23, 2008 and end on June 23, 2008. The County will receive comments on the proposed Mitigated Negative Declaration during the review period. All concerned citizens, organizations, and agencies are invited to attend the public hearing or to submit written comments relating to the Mitigated Negative Declaration and above mentioned project during this public review period. The Initial Study and the proposed Mitigated
Negative Declaration are available for public review at the Calaveras County Planning Department, Government Center, 891 Mt. Ranch Road, San Andreas, California 95249, during normal business hours from 8:00 a. m. to 4:00 p.m. Copies of the project file, staff report and/or Mitigated Negative Declaration can be purchased at the Planning Department for the cost of making the copies.
