CALAVERAS COUNTY MISSION STATEMENT
The Mission of Calaveras County Government is to provide service, infrastructure,
leadership, and vision necessary to advance a safe community, maintain a high quality
of life, while preserving local history and culture, and to protect personal liberties for all
of its citizens.
Pursuant to Government Code 65009, a legal challenge to any of the
projects described below may be limited to addressing only those issues
raised at the public hearing or in written correspondence delivered to the
Planning Commission at or prior to the public hearing.
Application(s), environmental documents, staff reports, and project files are available for
review at the Calaveras County Community Development Agency, Monday through
Friday, 8:00 a.m. to 4:00 p.m., except County holidays. Copies of the project file, staff
report, and/or environmental documents may also be purchased. Staff reports for each
item will be available for public review posted to the County’s website at
www.co.calaveras.ca.us.
Planning Commission decisions can be appealed to the Board of Supervisors. Appeals
must be filed with the Board Clerk within fifteen (15) days of this hearing. For more
information, contact the Board Clerk's Office At 209-754-6370.
The commission may adjourn for lunch at 11:30 a.m.

1. 2007-102 Zoning Amendment For Laura Sternick
The applicant is requesting a Zoning Amendment to change the existing
zoning from U (Unclassified) to C2 (General Commercial) for the purposes
of operating a landscaping and nursery business with on site retail plant

sales. The site location is 318 Main Street, about 1/3 mile southeast of
Hwy 4 in Copperopolis. (APN 054-012-017 is a portion of Section 30 –
T1N, R13N, MDM.)

2005-191General Plan Amendment, Zoning Amendment, Tentative
Subdivision Tract Map for Ventana LLC. The applicant is requesting a
San Andreas Community Plan Amendment to change 12.74± acres,
(APN’s: 044-011-45, 46, 53, 54, 55 & 56), from Multi-Family Residential, to
the land use designation of Two Family Residential. Concurrently
requested is a Zoning Amendment from R3 (Multi-Family Residential) to
R2 (Two-Family Residential) for 12.74± acres. Also requested is approval
of a Tentative Subdivision Tract Map to divide the property, about 12.74±
acres into 50 Lots. The property is located on Pope Street between West
Murray Creek and Lewis Avenue. (Continued from

2004-114 NEEME ZA, TSTM, CUP (THE RIDGE AT TRINITAS)
The project proposes to subdivide 280± acres into 14 parcels consisting of
13 single family residential lots (approximately 2.0± acres each); and one
additional parcel of 244 acres to accommodate the recreational facilities
(golf course, clubhouse, lodge with overnight accommodations),
agricultural activities, and one single family residential dwelling unit. The
residential area would be in a gated community, with restricted access off
Ospital Road. Clubhouse facilities for residents and members and a
Lodge with overnight accommodation are proposed on Lot 14, the 244-
acre site within the property boundaries. An 18-hole golf course has
already been constructed within the boundaries of the proposed Lot 14,
but will be analyzed as part of this Revised Draft EIR. The project
includes a rezone from AP (Agricultural Preserve) to REC-X-PD
(Recreation-Existing Parcel Size-Planned Development) to accommodate
both the subdivision and the recreational uses on the property. The
Conditional Use Permit (CUP) will regulate the Lodge and other uses
requiring a CUP in the REC zoning district.
The project site is located at 9209 Ospital Road in the unincorporated
Calaveras County community of Wallace, California. The project area is
located in the vicinity of other rural communities including Valley Springs
and Burson. In addition, the project site is approximately one and one-half
miles north of State Highway 26 and three miles south of Highway 12,
immediately east of Ospital Road. The Calaveras County Assessors Office
identifies the project site as Assessors Parcel Numbers (APN) 050-052-41
and 050-052-42, and these parcels are 160 acres and 120 acres
respectively. The 280-acre project site is within Section 12, Township 3N,
and Range 9E on the Wallace and Valley Springs 7.5 minute USGS
quadrangle. (Continued from December 4, 2008).
