Angels Camp Leading The Way...Draft Large Format AKA "Big Box" Retail Development Guidelines Have Been Released By ~ John Hamilton
Angels Camp, CA...The City of Angels Camp has prepared a Draft Large Format, AKA "Big Box" Retail Developement Guidelines. The planning on this document was spearheaded by Planning Commissioners Bob Middleton and Henry Petithomme. We have always thought someone like Commissioner Middleton's input would be vital. This topic has the potential to impact him personally "He and his family own Middleton's Furniture and Appliances, Middleton's Hallmark and also the Mark Twain Shopping Center." If you could get a document crafted that addressed his concerns as well as still make the area attractive for investment then as a community you should be on the right track. Interim Planning Director Bruce Baracco's office forwarded us the draft guidelines. Draft Large Format Retail Development Guidelines
In order to insure that Large Format Retail establishments are compatible with the Community, the following Guidelines are proposed:
1. These Guidelines apply to all individual retail stores in excess of 60,000 square feet.
2. Large Format Retail establishments shall not be ’stand alone’ projects, but shall incorporate into the design a mixture of land uses including second floor or higher attached residential units and a variety of retail commercial and office space.
3. Large Format Retail projects shall be located on, or have direct access to Arterial Roadways or Collector Streets. There shall be no direct access to local streets or residential streets.
4. All access roads, water supply, sewage disposal, and storm drainage facilities shall be adequate to serve the proposed project, or an assessment district shall be formed to provide area-wide streets, water, sewer, and storm drainage facilities.
5. Buildings and parking areas shall be integrated so that large expanses of pavement are avoided.
6. Parking areas shall be generously landscaped with not less than one deciduous tree and one evergreen tree per five parking spaces, and with a preference to native species.
