SPECIAL NOTICE.....CHANGES TO FEMA FLOOD MAPS FOR CALAVERAS COUNTY
Calaveras County, CA....You May Be Required to Get Flood Insurance....The Federal Emergency Management Agency (FEMA) has revised its flood maps for Calaveras County. FEMA’s new flood maps show that various parcels throughout the county, including Mountain Ranch, Valecito, and Valley Springs, are now partially or fully located within a designated flood hazard area, based on the countywide geographic information system. If you have a federally-backed mortgage and FEMA’s new maps show all or part of your property within a 100-year designated flood hazard area, federally-backed mortgage lenders will require that you purchase flood insurance. The requirement is solely up to your lender, in compliance with federal regulations.

You can attend either program; they will both cover the same material.
You can purchase insurance at a significantly reduced premium if you purchase it prior to September 29, 2010. According to FEMA, the
approximate current flood insurance rates, if purchased prior to that date,
are as follows:
$350 for the first year’s coverage. This covers the buildings and contents.
$900 for each year thereafter, subject to annual adjustments for inflation, etc. However, this rate will only cover the building(s), not the contents.
If you do not purchase flood insurance prior to September 29, 2010, the annual rate would be approximately $1,800 and would only cover the building(s), not the contents, even during the first year of coverage.
The flood insurance program is a nationwide, federal program. For additional information, please check the following FEMA websites:

Absolutely agree! We live on a hill and are being forced to help pay for areas in known flood danger zones all over the country. Plus, our property values have just decreased. Will we be compensated for this on our county taxes?

I must smile at the map which has road signs SOO BIG that the mask several square mile under them,...hummm, can't see our property under them, but they have red lines converging under the sign.
If we now are in a flood zone,...despite living on a hill,...is there an exemption process?,...been here 20 years in the same place and never flooded.
Perhaps their red marker pen "Bled" into out hilly areas?
Actually, see some areas which were long over due to be included,...BUT not mine,...of course, I can't see it exactly because of the Cartographer's enthusiasm to show the highway signs,...UGH!
Maybe my taxes will go down,...but will be offset by the insurance premiums,...shifting the revenue base. Go fig!

A tip! Pay off your property and don't buy ANY insurance. Save your money for your own use, not for insurance company bonuses. 90% of the world gets along without any insurance companies at all. Time to quit being a sucker!

It is not just fire insurance. It includes damage done by storms, robbery etc. The thing is. people continue to build homes in known flood zones (think about the coastal and New Orleans properties). Then the home is destroyed by a storm/floods. What is the first thing they do? Scream that the Feds are not moving fast enough with aid. So, now those same people will be required to pay a hefty premium to live where they live. A choice that will cost them as well as the government. It seems fair enough to me. However, I would like to know how the flood zones are designated and why some of these areas were included.
