Murphys Hotel Signage and Lake Tulloch Project Back on The Planning Commission Agenda This Thursday

Calaveras County, CA....The Calaveras County Planning Commission will meet this Thursday August 21st at 9am. Murphys Hotel Signage is back on the agenda for approval; There will also be a Public Hearing on the Lake Tulloch project. Full agenda enclosed for your viewing pleasure. CALAVERAS COUNTY MISSION STATEMENT
The Mission of Calaveras County Government is to provide service, infrastructure, leadership, and vision necessary to advance a safe community, maintain a high quality of life, while preserving local history and culture, and to protect personal liberties for all of its citizens.

Pursuant to Government Code 65009, a legal challenge to any of the
projects described below may be limited to addressing only those issues
raised at the public hearing or in written correspondence delivered to the
Planning Commission at or prior to the public hearing.
Application(s), environmental documents, staff reports, and project files are available for review at the Calaveras County Community Development Agency, Monday through Friday, 8:00 a.m. to 4:00 p.m., except County holidays. Copies of the project file, staff report, and/or environmental documents may also be purchased. Staff reports for each item will be available for public review posted to the County’s website at www.co.calaveras.us.ca.

Planning Commission decisions can be appealed to the Board of Supervisors. Appeals must be filed with the Board Clerk within fifteen (15) days of this hearing. For more information, contact the Board Clerk's Office At 209-754-6370.

The public may address the Planning Commission on land use issues not on
the agenda. Five minutes per person, fifteen minutes per topic. (The
Planning Commission shall not take action on any items presented under this
Public Comment Period).

1. APPROVAL of MINUTES from the August 7, 2008, Planning Commission
meeting.

E. PUBLIC HEARINGS:
1. 2007-047 Conditional Use Permit for Rogers Media. The applicant is
requesting approval of a Conditional Use Permit to erect three (3) double
faced billboards along Hwy 12, on property located at 1201 Hwy 12,
approximately 1½ miles west of the intersection of Hwy 12 and Hwy 26 in
Valley Springs. The subject property is currently zoned M2 (General
Industrial). A billboard is permitted in the M2 zone with the approval of a
Conditional Use Permit. The proposed sign faces will measure 16’ wide by
8’ high for a total of 128 square feet each. The base of the signs will be
14.5 feet above grade, with an overall height of 25 feet to the top of the
structure. The sign faces will be supported by a single center column,
located 30’ from the property boundary line that fronts on Hwy 12. (APN:
046-001-089 and is a portion of Section 23, T4N, R10E, MDM). Item

2. 2007-046 Murphys Hotel – Appeals (2) of Staff Approval.
Consideration of a substantial conformance finding to allow the
replacement of a pre-existing sign, currently located on a tree, with a new
sign substantially the same size, located on a new pole in the same
location, in front of the Murphys Hotel. (APN: 066-001-003 and is a portion
of Section 5, T3N, R14E, MDM).

3. 2005-073, Tentative Subdivision Tract Map, Conditional Use Permit, and
Planned Development for Lake Tulloch Investors: The Applicant is
requesting approval of a Tentative Subdivision Tract Map (TSTM),
Conditional Use Permit (CUP) and Planned Development permit (PD).
The project site is located on Lake Tulloch and contains approximately
2.78 acres, currently vacant and undeveloped. The site is zoned R3-PD
with a maximum density of 12 units/acre. The proposal includes
subdivision into 14 residential lots containing between 1,612 to 3,212
square feet along with common areas. Fourteen (14) townhomes, ranging
in size from 1,677 to 2,736 square feet are to be constructed. Access is
off Conner Estates Drive, controlled by a private gate located at the
development entrance. The project is located off Conner Estates Road
west of O’Byrnes Ferry Road approximately 1.5 miles north of the
O’Byrnes Ferry Road Bridge. (Apn: 061-057-001 is a portion of Section
30, Township 1 North, Range 13 East, M.D.M).
